I got my real estate license in December of 1993. March of 1994 the market crashed. I didn’t really know what a hot market looked like so I just went to work. I read a few books about sales, talked to some of the agents in my office, asked a lot of questions and I just winged it, so to speak.

I made a ton of mistakes and did just about everything the hard way, but I was so committed to being a success that I kept my nose to the grind stone and shut out any and all people that had anything bad to say about the economy.

I was convinced that I would be different. And for many years I did well. Around 2002, I thought I was really something special when I sold 120 homes in year. I was winning awards and recognition. I was at the top of my game but something was missing. I was working so many hours that my children barely recognized me. My marriage was struggling; I had gained weight and was just not happy. I couldn’t keep that pace and had to find a better way. I started to really evaluate where I was at and what I wanted out of life.

Toward the end of 2005 I noticed a change in the winds. The market was shifting and it seemed that no one was paying attention or they still weren’t ready to take their blinders off.

For a few months I didn’t want to take my blinders off either. I kept thinking like everyone else… this is temporary. “Things will bounce back to normal soon”. Everyone still seemed so positive. Even the media was saying how it was still a great time to buy. “Buy before you get priced out….”

But a little voice in the back of my head kept saying “This isn’t temporary; you better figure something else out. Start squirreling away the nuts… it’s going to be a long winter.”

I took a good hard look at my prior business and where it came from. What had I done over the last 10 years to prepare for a situation like this? Was I going to just be another statistic? I went through all my old binders, cassette tapes, videos and other junk I had collected through the years and NONE of it was resonating for me.

After about a 30 day pity party, I sat up in bed one morning and said “HELL NO… I WONT GO!” I became committed to finding a way to beat the odds, to not be just another Fair Weather Real Estate Agent, but one who could survive ANY MARKET!

So I sat down and started working on a game plan. A REAL program that would give real results. Not a temporary hooorah fix that goes out the window when you leave the class but real tools and techniques that would survive any economy. I took the 15+ years of experience and 1500+ real estate transactions and pulled out the very best of what I have learned.
